What makes land work for a data center
Two farms in the same Missouri county can sit on opposite sides of this, and the difference is rarely the soil rating or the yield history. These are the things that decide it.
Electric power
Transmission within reach, before anything else. High voltage line on or beside the property, or a substation nearby, is what makes a site possible. The line along the county road is a different thing and will not carry this.
Acreage and shape
Your county's average wage, which is unusual to have to think about. Missouri requires the jobs to pay at least 150 percent of the county average, so a county with a higher average is a harder place to satisfy that test than a lower one.
Water
Acreage that holds together as one block. A contiguous piece beats the same total divided by a road, a creek, or somebody else's forty in the middle.
Fiber and connectivity
Ground that drains. Missouri has a lot of land that farms well and builds badly, and bottom ground that takes water in a wet spring comes out of the usable count whatever the deed says.
Road access
Access a construction convoy can use, and a county commission that has considered industrial development before. Some Missouri counties have. Many have not, and those will take their own time working it out.
Nothing meets all of that and nothing has to. What we are working out is whether the gaps close, which is a question about your particular ground rather than about Missouri, and it is why we would rather look than generalise.
