Missouri sets the lowest bar of any state we work in.

We purchase and option Missouri land for data center development. A project here qualifies at a fraction of what neighbouring states demand, which puts smaller sites and smaller counties genuinely in play.

See if your land qualifies

No cost, no obligation, and no pressure. We answer either way.

See if your land qualifies

Tell us about your property. There is no cost and no obligation. If it does not fit, we will tell you plainly.

A rough number is fine. If you are not sure, write not sure.

Does the property have electric service now?
Is there anything like this nearby that you know of?Check any that apply. Guessing is fine.
Are you the one who decides whether to sell?
Where are you in your thinking?

We use this only to evaluate your property and to contact you. We do not sell your information.

Who you are dealing with

We are the buyer, not a middleman

A lower bar changes which farms are in the conversation

Most states in this region require an investment large enough that only enormous campuses qualify, and enormous campuses need enormous tracts. Missouri's threshold admits far smaller projects, and a smaller project can sit on ground that would never have been considered across the state line.

We buy for ourselves

We are the party on the other side of the table, not somebody working on your behalf, and we would rather be plain about it now. Take whatever we send to your own attorney before you agree to any of it.

We tell you when it does not work

Most Missouri ground we look at will not suit this, usually for reasons that have nothing to do with how good the farm is. When that is the answer we give it and stop rather than leaving you waiting on a call that is not coming.

How it works

Four steps, and we do most of the work

  1. You tell us about the land

Send us the county, roughly the acreage, and what you have noticed around the place. Where you are unsure of something, say so. A flagged gap is worth more to us than a confident guess.

  2. We check it against public records

We check which utility or cooperative serves you, what transmission is near, and how your county's wage average affects the job test. That last part matters here more than in most states. None of it costs you anything.

  3. We call you if it looks workable

If it looks workable we come back with what we found and what we would want to do next. If it does not, we tell you that and give you the reason.

  4. We make an offer, or we tell you why not

Paperwork is the last thing that happens rather than the first. Your attorney reads it before you put a pen anywhere near it, and up to that moment the only thing we have asked of you is a description of your place.

Selling land for a data center in Missouri

Missouri is worth asking about even if your place is modest, because the state sets its qualifying bar far below its neighbours. A new facility here needs 25 million dollars of investment and 10 jobs, where Kansas asks 250 million and Texas asks 200 million. Smaller projects clear that, and smaller projects fit on smaller ground. Beyond that it is the usual questions: which utility serves you, what transmission runs nearby, and whether the acreage holds together. Send us the county, a rough acreage, and what you have noticed around the place. We check it against public records at no cost and answer either way.

Not sure if your land is worth asking about?

Ask anyway. Checking costs you nothing, and the properties that turn out to work are often ones the owner assumed were ordinary.
